Roofing Contractor in Lakewood, OH
Lakewood calls itself the City of Homes, and most of those homes are old. Roughly two thirds of the houses here were built before 1940, many in the dense grid of Middle Lakewood between the 1890s and the 1920s. That age shows up on the roof, and on the siding and gutters too.
ARC Roofing & Home Improvements does a lot of work in Lakewood. We have put new roofs on 1920s colonials here and re-sided homes from top to bottom. We are family-owned, in business since 1985, and use our own crews.

Current Offer
Free gutter guards with any full roof replacement signed by November 30, 2026.

Century Homes Need a Careful Roofer
From Clifton Park’s curving streets to Birdtown’s bird-named blocks off Madison Avenue, most Lakewood homes are tall, close together and over 100 years old. Many have multiple layers of old shingles, original board decking and narrow driveways that make the job harder. More than half of Lakewood’s homes are rented, so we also do a lot of work for landlords who need it done fast and to code.
Tight lots, tall houses – Close neighbors and steep two-and-a-half-story roofs mean extra protection for the houses next door and careful cleanup. We plan for it before day one.
Old board decking – Century homes often have plank decking with gaps or rot. We fix what we find and show you before the new roof goes on.
Recent Lakewood projects – We recently replaced the roof on a 1920s colonial in Lakewood and transformed another home from faded yellow to green with Norandex Cedar Knoll siding.

Trees, Wind and Lake Weather
Lakewood sits right on Lake Erie, and its old trees and close-set houses make storms hit hard. In August 2021, one tree on Spring Garden Avenue fell onto three homes and the city ordered all three vacated. On August 6, 2024, storms brought down trees, limbs and a power pole across the city, including a tree on Lake Avenue. If your roof took a hit, we will inspect it for free.

Lakewood Code and Registration Rules
Lakewood requires every contractor and subcontractor to register with the city before starting work. Siding is a permitted job with a final inspection, and the city’s design criteria call for 115 mph wind ratings and an ice barrier. Homes in local historic districts may need a Certificate of Appropriateness for exterior changes. We take care of the registration, permits and any approvals.
Financing for Homeowners
Wisetack financing lets you split a roof or siding project into monthly payments. Prequalifying takes a few minutes and won’t affect your credit score. Subject to credit approval.
Landlords and Rental Owners
Lakewood inspects non-owner-occupied rentals before sale. We fix roof, gutter and siding issues and give you documentation for the city.
Questions We Hear in Lakewood
Do you work on two-family and rental homes?
Yes. A big share of Lakewood homes are rentals, and we work with owners and property managers to schedule around tenants.
My house is over 100 years old. Will the roof need new decking?
Sometimes. We do not know until the old layers are off, but we will show you photos and get your approval before replacing any wood.
Is my house in a historic district?
Clifton Park and Birdtown are on the National Register. Lakewood’s local historic rules apply to locally designated properties and districts. We check before we start.
